BROWARD COUNTY, FLORIDA ~ This tropical 4 bedroom/2 bathroom oasis is nestled in Royal Palm Isles, the lovely and safe Oakland Park enclave of Fort Lauderdale. It is the only neighborhood that has multiple parks (Easterlin County Park/Royal Palm Park/Stunson Nature Trail/Oakland Bark dog park) within walking distance, while downtown Fort Lauderdale and the beach are just minutes away by vehicle!
There are many perks throughout this updated home, including a beautiful kitchen featuring stainless steel appliances and quartz countertops with a tasteful backsplash. The custom-made pantry room provides abundant storage areas. An open and spacious floor plan allows the kitchen, dining, and poolside den to all overlook the tranquil canal, lush landscaping, heated saltwater swimming pool, and adjoining hot tub. The back yard is completely fenced to keep any pooches secure in a safe environment. Its manicured front yard can be enjoyed for outdoor games {provided}, etc.

The hot tub sports numerous therapeutic jet cycles. Both the pool and hot tub have color-changing LED lights! Fun flotation devices, rafts, water toys, padded lounge chairs, beach chairs, beach towels, and beach bags are all provided. The pool deck boasts a spacious dining table with chairs, a brand-new Weber charcoal grill, and an outdoor shower. There are 5 Roku smart televisions with 124 cable channels at the home. Additionally, Xfinity "Flex" for streaming thousands of awesome shows/movies is available with your subscription and offers tons of free content/local channels. The property also provides free WiFi {Xfinity Gigabit Plan with download speeds up to 1000 Mbps} throughout it.
This home has a completely fenced back yard and is on a dead-end street with minimal traffic. Best of all, both the pool and hot tub are for private use only ~ NO "community" sharing with strangers! Plus, all the bedrooms and bathrooms have door locks for complete privacy. The master bedroom {with king-size bed} has an en-suite and is on the opposite side of the house from the other bedrooms. The fully-equipped kitchen offers filtered water/ice, a dishwasher, disposal, microwave, toaster, blender, hand mixer, pancake griddle, George Foreman grill, air fryer, tea kettle, coffee maker, wine chiller/refrigerator, dishes, utensils, pots and pans, bake ware, assorted spices, cook books, etc. Additionally, there is a laundry room with a full-size washer/dryer, iron/ironing board, sewing kit, hair dryers, 6 ceiling fans, basic office supplies, first aid kit, pool alarm {with guest set-up}, high chair, baby bath, toys, books, indoor/outdoor games, volleyball {for nearby/sandy/lakeside volleyball court}, and fishing poles. There is a zero chance that you will be reported by a neighbor, visited by a code enforcement officer, and immediately evicted for renting our home illegally. MINIMUM NIGHTS: There is a 4 NIGHT MINIMUM if a Federal holiday is included, even on check-out day. There is a 6 NIGHT MINIMUM if THANKSGIVING is included, even on check-out day, and there is an 8 NIGHT MINIMUM from DECEMBER 23RD through JANUARY 1ST. Minimum Nights are Non-Negotiable. Please Note that Due to the EXTREMELY High Volume of Holiday Inquiries Received, All of Those for Less than the Posted Minimum Nights are Considered Generic and Deleted. HOLIDAY PREMIUMS: We add $50 {$100 if BOTH Christmas Eve or Day and New Year's Eve or Day are included} to EACH night of the reservation if it includes, INCLUDING check-out day, ANY Federal or Popular holiday. Popular holidays include Valentine's Day {$100 if BOTH Valentine's Day and President's Day are included}, St. Patrick's Day, Easter, Mother's Day, etc. Again, this is for "EACH night of the reservation", NOT just the holidays. The above Holiday Premiums also apply if the reservation is part of a HOLIDAY WEEKEND whether the actual holiday is included or not. Holiday Premiums are also Non-Negotiable. However, they are waived on rentals of 28 nights or more.
BOOKING FEES: Unlike large vacation rental sites, we do not charge any "Booking Fee" or "Service Fee" when booking directly through us with {FDIC insured} ZellePay. There is no "middle man" that requires a ridiculous commission! {Please see below for additional details}.
CLEANING CHARGE: There is a standard departure Cleaning Charge of $200 {recently increased in order to retain 5⭐️ rated cleaners} added to each reservation for this spacious 4 bedroom/2 bathroom property. ALL vacation rentals have a cleaning fee in addition to their posted rates.
PET FEE: Dogs Only Allowed ~ Flat $50 Fee Per Dog. There is no limit on the amount of dogs, the size of dogs, the weight of dogs, or the breed of dogs. However, all dogs must be completely house-broken, totally flea-free, very well-behaved, and crated if/when necessary.
TAX: 13% ~ Florida owners/managers who do not charge this mandatory county and state total tax are NOT licensed or regulated!
PAYMENT OPTIONS: Due to popular demand, we accept 2 convenient payment options ~ all major Credit Cards via PayPal {3% to guest but still MUCH cheaper than the 13% minimum vacation rental platforms charge} and ZellePay {FREE to guest}. Unlike vacation rental platforms and management companies, we {merchant} never obtain the guest's credit card OR bank account information so cannot charge any booking/service fees and have unlimited access to make unauthorized charges to their account. Additionally, all merchants are thoroughly and regularly vetted for ultimate safety/security. Please Note: Due to rampant credit card fraud, ZellePay is the only payment option offered for reservations 5 days or less away. Sorry ~ no exceptions.
DEPOSITS: 50% deposit due to confirm reservation and guarantee dates. Balance due 30 days prior to arrival date {60 days if a holiday is included}. REFUNDABLE damage deposit {25% of base rental amount; double for non-U.S. citizens if not paying with ZellePay}, cleaning charge, and dog fee {if applicable} due with balance. Collecting a damage deposit in advance is standard policy of most PayPal and ZellePay merchants since we do not have our guests' credit card information for collateral, as stated above.
DISCOUNTS: Our best rates are those posted and are FIRM. As a 5⭐️ rated property, we do not offer any "last minute" deals or specials. However, we provide a 5% discount for stays of 7 nights or more and a 25% discount for stays of 28 nights or more! Any other rate reduction requests are automatically considered generic. Such inquiries are reported as SPAM, blocked from the system, and deleted. Accordingly, we kindly ask all travelers to please respect our very competitive posted rates. Thank you.
SIGNED RENTAL AGREEMENT: It must be properly executed by the primary guest only and returned within 48-hours of being sent, or reservation will be automatically canceled with no notice. The primary/paying/non third-party guest who signs the rental agreement {current physical address required for it} must be at least 25 years of age {proof required via valid/current government-issued photo ID; passport/visa for non-U.S. citizens}, or reservation will be automatically canceled with no notice. Please be aware that, for obvious reasons, we reserve the right to decline reservations from guests with poor language/communication/reading skills.

Wheelchair Accessibility ~ The entire house is conveniently on one level. However, it does not have a walk-in bathtub or a roll-in shower. Therefore, this property is NOT officially wheelchair accessible.
Check-in {self, via lock box} can commence on any day of the week, if available, and we do not charge extra for weekends. Check-in time is 4:00 P.M. and check-out time is 11:00 A.M. Eastern Time, OR guest can choose a 6:00 P.M. check-in and a 1:00 P.M. check-out. The later option must be chosen BEFORE the rental agreement is drafted.
Please be aware that this property has regular/complete/professional exterminating service. However, since it is ground-level surrounded by abundant vegetation and located on the water in the hot/humid South Florida tropics with frequent rainfall, a bug may slip in one of the doors ~ particularly when there are several people constantly in and out of the property. Friendly, colorful iguanas are also occasional visitors. If there is a chance this may be a problem for you and/or any of your housemates, we kindly suggest booking upper-floor hotel rooms instead. {Be sure to check the hotel reviews before booking, as most are currently experiencing a severe housekeeping shortage}. Also, as stated, the pool is heated from November to May only. Since it is located in South Florida, and the hot tub water overflows into the pool, many guests prefer to not have it heated. Therefore, it is only heated upon request during the above dates and guests must notify us at least 2 days prior to their arrival date.
Stay TOGETHER and forget about booking tacky, noisy, impersonal, expensive hotel rooms with no kitchen, washer/dryer, or PRIVATE swimming pool and hot tub.
